Job Title: Tenant & Lease Compliance Office

Location: Abu Dhabi, UAE

Reports To: Chief Executive Office (CEO)

Job Summary:

The Tenant & Lease Compliance Office is responsible for managing tenant relations and ensuring full compliance with SPOT’s lease obligations, master landlord regulations, and internal operational standards. This role covers the full tenant lifecycle—from onboarding to renewal and exit—ensuring all tenants maintain required permits, cleanliness, and operational compliance while upholding SPOT’s brand standards across all sites.

 

Key Responsibilities:

Tenant Relations & Onboarding

Serve as the primary liaison between SPOT and tenants regarding lease compliance,

documentation, and operational support.

Coordinate onboarding of new tenants, ensuring all required permits, trade licenses, Civil Defense, and other regulatory approvals are in place before site handover.

Conduct onboarding briefings to educate tenants on lease obligations, HSE requirements, waste management, and SPOT site rules.

Lease Compliance & Renewals

Monitor tenant adherence to lease terms, ADNOC and municipal regulations, and SPOT’s compliance policies. Manage tenant renewal processes, ensuring timely submission of documentation, rent updates, and agreement execution. Oversee tenant departures, ensuring full settlement of dues, site clearance, and removal of assets upon lease expiry or termination.

Operational & Site Compliance

Conduct regular inspections across SPOT sites to ensure compliance with lease

obligations, cleanliness, safety, and visual standards.

Oversee waste removal processes, ensuring tenants comply with approved waste and

recycling procedures.Issue compliance notices, violations, and fines according to Spot's approved enforcement framework and maintain detailed records of all incidents.

Reporting & Performance Management

Develop and maintain compliance dashboards and KPIs for all tenants and locations.

Prepare monthly compliance and performance reports for the CEO, summarizing

inspection outcomes, tenant violations, and compliance trends. Coordinate with the Finance Department to ensure all fines, penalties, and compliance-related charges are recorded, invoiced, and collected. Identify recurring non-compliance issues and recommend corrective actions or policy improvements.

Key Performance Indicators (KPIs):

Tenant compliance rate across all sites.

On-time completion of onboarding, renewals, and o4boarding.

Number and resolution rate of tenant violations.

Frequency and quality of site inspections.

Timely submission of management and Finance reports.

​

Qualifications & Experience:

3–5 years experience in tenant management, administration, or property compliance.

Excellent interpersonal and communication skills (Arabic and English preferred).

Proficiency in Excel and ERP / CLM reporting tools.

​

Compensation:

Salary: AED 12,000 per month

Performance Bonus: Discretionary, based on company and individual KPIs
